Our client manages approximately 1000 units of affordable housing that serve a variety of income levels using a wide array of local, state, and federal housing subsidy programs. They are hiring an experienced, full-time Property Manager, Affordable Housing to assist with their portfolio located primarily in East Boston.

Salary/Hourly Rate:

$70k – $80k

Position Overview:

The Property Manager, Affordable Housing will manage a multi-family portfolio in East Boston that includes a mixture of subsidized units funded with various local, state, and federal funds. The properties include funding from low income housing tax credits, HUD 202 funds, City of Boston funding, and other various state-administered subsidy programs. Successful candidates should have some level of prior property management experience, preferably in affordable housing, and the ability to work independently within a fast-paced environment.

Responsibilities of the Property Manager, Affordable Housing:

  • Conducts tenant certification and recertification interviews with applicants and residents and processes the same for project-based Section 8 and MRVP voucher holders using RealPage database.
  • Leases vacant units utilizing property specific waitlists in compliance with tenant selection policies and procedures.
  • Assists with monthly property-level reporting, including income and expenditure variance reports, accounts receivable reports, rent rolls, and leasing reports.
  • Provides input on annual property budgets.
  • Processes purchase orders and invoices for properties.
  • Conducts regular unit and property inspections.
  • Provides oversight of work orders and maintenance requests.
  • Assists with third-party property inspections such as REAC inspections.
  • Maintains tenant contact by phone, mail, and in person.
  • Maintains paperwork according to company policy and HUD guidelines.
  • Prepares lease packages and supplemental documents for new move-ins.
  • Conducts new resident orientation.
  • Fosters a positive, active, and collaborative relationship with residents, communities, and associated agencies.
  • Enforces and adheres to company policies, rules, and regulations.
  • Works patiently, professionally, and cooperatively with residents and staff to provide high-quality customer service.
  • Preserves and respects resident and applicant confidentiality.
  • Acts as a point of contact for third-party file reviewers.

Qualifications for the Property Manager, Affordable Housing:

  • 1 to 3 years of experience in property management.
  • Certified Occupancy Specialist.
  • Tax Credit Specialist (TCS) or similar certification (i.e. C3P).
  • Proficient in Microsoft Office.
  • Experience working in OneSite/RealPage or other similar property management software .
  • Ability to understand programmatic regulations and compliance guidelines passed down through local, state, and federal agencies.
  • Strong communication skills, both written and verbal.
  • Strong organizational skills and attention to detail.
  • Has a courteous and professional demeanor and is able to maintain confidentiality.

Education Requirements:

  • High school diploma or equivalent is required.
  • Bachelor’s degree is preferred.
